You deserve a local team of experienced professionals for your mold, air quality, and environmental assessment needs. Based in Gainesville, Florida, Greenwood Building Inspection’s Environmental Division is locally established since 2018.
Our team follows all protocols established by the State of Florida, the Environmental Protection Agency (EPA), IICRC, NADCA, ASTM, and all other applicable inspection, assessment, and remediation standards.
Questions Clients Ask Us
Typical small areas of mold such as in showers/tubs, or un-ventilated closets, can be cleaned without any additional assessments. The State of Florida regulates mold when it impacts areas over 10 sq. ft. If you have larger visible areas of mold, or you are experiencing health issues in the building, an assessment is recommended to determine the full scope of contamination and proper remediation to eliminate the mold problem.
On-site assessments can take 20 minutes, or several hours, depending on the concerns and scope of work. Laboratory testing can take between 1 and 5 days, depending on the analyses needed. Phase 1 ESAs require 2 weeks to complete all work and research. We will discuss all timelines with you prior to beginning any work to ensure it meets your timeline needs.
Yes. All reports follow current Florida standards, IICRC S520 for mold, and ASTM standards for Phase 1 ESA. All reports are fully valid for property transfers, underwriting, and insurance claims.
Water in Florida can pick up minerals and contaminants long before it reaches your faucet. Greenwood’s certified sampling and third-party independent laboratory testing identifies bacteria, metals, and nitrates, meeting DOH and EPA standards. All water testing meets the requirements for FHA, VA, and USDA loans.
If you are purchasing a commercial property, your lender will require a Phase 1 Environmental Site Assessment. A Phase 1 is environmental insurance and reveals past land use and possible contamination risks before you invest. We adhere to ASTM E1527 to keep your due diligence defensible.
The State of Florida bars a company from performing both the mold assessment AND the mold remediation on the same property. If our team performs your assessment, we CANNOT perform the remediation. Additionally, if we perform the remediation we CANNOT perform the post-remediation verification.
All environmental assessment including an initial site visit and a detailed written report. Fees depend on the type of assessment being performed and the number of laboratory samples collected. We can provide a quote and proposed scope of work via phone or email.
